Today there are many challenges and opportunities in the construction of a new home that exactly meets your needs and budget. Financing is difficult but not impossible and as many folks must sell their current residence and that can be a challenge. However, lot prices are substantially lower, material costs are lower, subcontractors have lowered their prices and the outlook for housing is getting better every day.
The Design/Build approach to residential construction is, in our belief, the single best approach and the most cost efficient approach to the creation of a new custom home. In our opinion there are many flaws to having a designer create plans and then putting them out to builders for competitive bidding - it just doesn’t work well. Further, contrary to common belief a custom home does not necessarily have to be more expensive. Custom Design/Build allows for individual preferences to be expressed and homeowner decision making in all aspects of the new home.
Here at Cornerstone we are exceedingly experienced in all aspects of residential construction here in Florida and have for many years built homes for folks in and around Hillsborough County. Normally, our process works as follows:
At an initial meeting with you we discuss your needs, your lot, your timing, and generally try to get to know you a little. Each lot requires careful consideration because besides budget, it is the single largest constraint on what style and size a home can be built on it - setback, grading, deed restrictions, water and sewer availability, vegetation and many other factors must be considered.
We then start to bring together home designs, usually from our own library, that may in part meet your needs and the basic requirements of your lot. Frequently we pick up ideas from parts of previous homes that we have done and combine them to create a preliminary design.
This preliminary design gets refined, you working with us to fine tune it and to insure that it will be within your budget. Once this is completed, along with our on-staff interior designer, you make selections of the finishes for your home so that we can finalize the pricing. This is truly a "custom" process.
We then proceed to create drawings for permitting and your financing institution. Once everything is in order, we can begin to build your custom home.
